Planning commission approves residential zone changes and final development plans

The Jessamine County Planning Commission met on Monday, Jan. 22nd, and approved the following requests:

A zone map amendment for the Portion of 1050 Ashgrove Road from an R-3 multiple-family residential district to an R-1 single-family residential district for approximately 15.44 acres of the property.

This development will consist of 22 townhome buildings, including 160 units. The zone change and the final development plan were approved.

A zone map amendment for 217 South Main Street from B-1 central business district to R-1D single-family residential district for approximately .3 acres.

This zone change is for a home downtown that was originally part of the McMurtry Estate and was redistricted as B-1 because the rest of downtown was, and the property had timed out of its residential usage per planning and zoning rules. 

Tim Cross, the director of planning and zoning, recommended the individual seeking to move into the property with his family request a zone change at the meeting. The commission approved the zone change.

A request for approval of the final development plan for Nicholasville Bypass Mini Storage to be located on the southeast corner of the intersection of East Nicholasville Bypass KY 28/27 and U.S. 27 consisting of approximately 7.88 acres requested by Storage for Community LLC of Murray, Kentucky.

The planning commission ultimately approved this final development plan. After thirty minutes of back-and-forth discussion between the representative of the request applicants about whether or not the planning commission would allow the development plan to waive the required sidewalks, the commission did not waive the sidewalks and instead requested the property include about 9 feet of grading for future a sidewalk, since Cross said sidewalks are a bit premature for the area, but will be needed once it develops further.
